Approval of any custom design for a residence or estate home is through the Architectural Review Board of River Heights Estates Subdivision. Height restrictions for any residence are a part of preserving the amazing 360-degree view for every resident and our neighbors to the South. Landscaping is limited to a total acre square foot on any acreage lot, which will include the residence footprint, with the requirement to incorporate a percentage of the landscaping plan as xeriscape (zero scape). Landscaping grown-tree heights may not extend higher than the roof peak for the same reasons. River Heights Estates Subdivision in concert with the entire residential valley surrounding River Heights Estates is a Dark Sky Area. While the Subdivision will have streetlights as required only at street junctions within the subdivision and at the entrance, those will be in concert with the Dark Sky designed lighting to minimize night sky light pollution.
